Questions

Questions owners ask us

Can I build one on my lot?

It depends on your zone district, the size and shape of the lot, where the alley and utilities are, and any covenant. The lot check reads each and answers in writing.

How does your estimate work, and what does it include?

After the drawings we write a build price with five lines: site and utilities, structure, envelope, systems and finishes. Each lists its scope and allowances. Fees the city and the utilities charge are listed apart.

What changes the price?

Size, the utility run, the slab or foundation, access, and finishes. The pricing page lists each.

Do I need a permit, and who pulls it?

Yes. We pull the building permit under our license, and each utility permit with the trade that does the work.

How long does it take, and when can you start?

The city's plan review sets the start. Once we're building, we give you a schedule by stage and tell you when something moves.

What license, bond and insurance do you carry?

Our contractor license, insurance and certifications are on the license and insurance page, and the number is in the footer. Ask the city to confirm the license.

Was my house built before 1978? What do you do about lead?

If it was, federal rules cover paid work that disturbs paint, and certified firms must follow lead-safe work practices. We are certified, and we test before we disturb paint on an older house or garage.

What happens if you find something behind the wall or under the slab?

We stop, show you photos, and write a change order with its price before we go on.

How do change orders work?

In writing, with the price and the time it adds, signed by you before we start the work.

What is your deposit and payment schedule?

In your contract, tied to stages of the work, and following Colorado rules.

Who will be in my yard, and who is my contact?

Our crew and the electric and plumbing trades we bring. Your site lead is your contact.

What is the warranty, and what does it cover?

A written warranty on our workmanship. Its length and terms are in the contract.

Do you offer financing?

No. Many owners borrow against the house. The estimate and drawings are yours to take to a lender.

Can I rent it out?

Rental rules are the city's. We tell you what we find, and you confirm it with the city before planning around rent.

What don't you do?

Whole-house remodels, large additions, new full-size homes, and roof-only jobs.

Can I live in the house during the work?

Yes. The work is outside the house, apart from the connections.

Something we missed?
