About us

A small crew that builds small houses

Lot Line Builders is seven of us. Ivy Winfield runs the firm and still frames and trims on site. We build garage conversions, carriage houses and backyard cottages on Denver lots, and nothing bigger.

We started with the lot check because it's the part owners can't see: the rules decide most of what can be built, and we would rather tell you early than after drawings.

Who you'll meet

The people on your lot

Four of the seven. The rest of the crew works under them.

  • Ivy Winfield

    Owner and lead builder

Runs the firm and still frames and trims on site. She is on the walk-through of every cottage.

  • Yogesh Goel

    Permits and zoning lead

Reads the code and the plat, writes the lot check, and answers the city's comments.

  • Edmundo Gastelum

    Site lead

Your person on site. Runs the crew, the schedule and the utility locates.

  • Monserrat Bahena

    Finish carpenter

Trim, doors, stairs and the details inside.

How we work

Three habits

  • 01

    We say no early

If the lot can't take the building, you hear it in writing, with the rule that decided it, before you pay for drawings.

  • 02

    We show the trench first

The utility route is on a drawing before it's in the yard, and you see it before we dig.

  • 03

    One person to call

Your site lead answers your calls and texts, and he knows the whole job.
